This video is different from the norm, it's a few tasks getting one of my rentals cleaned up between renters. I get a lot of comments about how people are going to tear up a place and so on. This house was rented for over 4 years and required only minor repair and clean up. I replaced the bathroom floor covering, did some touch up painting, some weather stripping, etc. I had someone come in and do some cleaning which included wiping things down, cleaning windows, a serious oven cleaning, vacuuming and shampooing the carpet. This house will be rented for $600 for reference, it has been paid for for years now meaning that outside the bare minimum cost of ownership (Insurance, property tax and income tax) this is a high profit house. With owner financing, my actual cash investment was very low at only a few thousand dollars. Once it was rented, the tenant was paying twice what my monthly payment was. The tenant covered the payment and I still walked away with a profit, making it easier to move forward on other projects.
